I run a waterproofing basement company in the Pacific Northwest, so I've spent the past six years explaining the difference between "waterproofing" and "a floor that looks waterproof." There are three main types contractors will offer: water-based epoxy for light residential use, solvent-based for better adhesion on tricky slabs, and 100% solids systems for industrial floors. I've applied all three. The 100% solids systems are the most forgiving on moisture, but they're not a waterproofing membrane by themselves. "Epoxy" is also an umbrella term. Some budget versions harden to a brittle film and chip within months. Premium systems can handle forklift traffic for years. The difference is resin quality, not just the name on the bucket. Epoxy resin flooring is a surface treatment. You can use it to stop water vapor from coming through the slab if the concrete is prepared properly and the coating has no pinholes. It won't fix a failing foundation drain, a cracked footing, or groundwater pressure pushing from below. A waterproofing basement company handles the whole system: exterior drainage, interior drain tile, sump pump, and then, if the client wants usable space, an epoxy system on top.
I say that as someone who once told a homeowner the epoxy would keep the room dry. It didn't. The moisture came around the slab edges. We learned to seal the perimeter, not just the field. Since that failure, our work order always says: waterproof the structure first, then make it pretty.
How do I choose a resin distributor for epoxy floors?

I won't pretend to know the chemistry deeply. What I know from project documentation is that bio-based flame retardants can meet the same fire-test requirements as conventional options while supporting sustainability goals. How long does epoxy resin flooring last?

Also, when a floor fails, it's often the concrete's fault. We measure slab relative humidity before every pour. One time, we skipped that because of a schedule crunch. The floor failed in eight weeks. The resin didn't fail; my process failed. A resin distributor can't fix moisture you didn't measure. For basement slabs, moisture testing is not optional. Do I need to grind or acid-etch concrete before applying epoxy?
Yes, but the method matters. I've seen contractors acid-etch a smooth garage floor and then wonder why the epoxy peels. With epoxy resin flooring, the coating is only as strong as the bond to the concrete. Grinding opens the surface profile so the resin can key in mechanically. Acid etching can work in some cases, but it doesn't fix uneven or weak substrates.
We grind every slab we coat. It's dusty, noisy, and easy to skip in the name of speed. We skipped it once on a small basement floor in 2021 to hit a deadline. The epoxy adhered where the concrete was rough and peeled where it wasn't. The product didn't fail; the prep did.
Is a topcoat optional?
No. This is the question most homeowners don't know to ask.
Epoxy resin flooring can be applied in two coats and left glossy. But epoxy, especially water-based epoxy, can amber and scratch over time. A clear polyurethane topcoat adds UV stability, abrasion resistance, and easier cleaning. It's not an upsell; it's the difference between "new floor" and "warehouse floor" a year later.
